    Rand L Miller has been financing Real Estate since 1987. He has worked through the good and bad times that the real estate market has experienced. Regardless of the ups and downs he has worked at finding ways to finance real estate projects regardless of the state of the economy, real estate value crashes, real property inventory surges/drops, tight money markets, or times of overly restrictive underwriting guidelines.

    Currently we are experiencing the fallout after the real estate bubble burst. But these hard times have been expected since 2005 and prior.     He is known for providing his investors with very candid advice regarding mortgage investment.     Military Experience: 1/75 Ranger

    Rand L. Miller began his career in Real Estate Finance in 1987 upon being honorably discharged from the U.S. Army. His military service of four years consisted of serving in the coveted 1/75th Airborne Ranger Battalion during 1983-85. During which he served during the Battle of Grenada - Urgent Fury. His platoon participated in the fiercest fighting of that battle incurring the most casualties. Three of his special operation team members including his team leader and roommate were killed during the Battle. He was quickly promoted to Special Operations Gun Team Leader due to his determination, leadership ability and his "can do" hard work ethic.

    After completing two grueling years with the Rangers he was selected along with 6 other Rangers to develop the West Coast 7th Infantry Division Air Assault & Rappel Master Courses. During these remaining two years of service he was promoted to Sergeant and he trained over 5900 infantryman on Pathfinder, Air Assault, Rappel Master, and Light Infantry operations. He was honored to serve his country.

    True Stories

    Success #1 - Construction Completion Loan

    Richard was out of money, with bad credit and needed a construction completion loan. More...

    Richard called us in a panic. The lender he was using ran out of money while he was over half way through with the construction. He was stuck, he had bad credit, so no other lender would help him. He needed a hard money loan, a construction completion loan.

    We quickly reviewed his situation, he couldn't go full doc because he was a self employed contractor. His credit scores was 564. Fortunately he did have equity in the project. It was a spec house on 40 acres in Northern California, unfortunately it was rural. He tried many lenders but none would help him because, incomplete construction, stated income, 564 fico, bad credit, rural, etc...

    We issued him a $300,000 new 1st mortgage this loan was a 12 month term. That fixed his problem real quick. Upon receiving the money, he started back on the project, and now he is marketing the house to sell. He is also looking for his next project and knows where to get his financing.

    Success #2 - Commercial Refinance Loan

    Raj needed a $3mil stop foreclosure refinance [Commercial Loan] More...

    He had a Greenpoint loan when he purchased the property. Greenpoint required him to finish some rehab on the property and held $70,000 of his money until repairs were completed. Unfortunately Greenpoint went under and wouldn't release the $70k back to him. His attorney gave him poor advice and said don't pay any mortgage payments until Greenpoint refunds the $70k. Greenpoint then folded, and the loan was sold to a private investor who demanded that the loan be paid off.

    Although Raj's credit was good except this loan, no other lender would refinance his loan to to the default on the subject property loan. We quickly reviewed the file and realized that there was 40% protective equity and 50% equity in another comercial building that Raj would allow us to blanket with a cross collateral loan.

    It only took our investor a few days to review the file and commit to funding. Our private investors have the ability to fund in days, provided all file items are available. Quick fundings and happy clients. "Win Win" Win for investor and Win for borrower.

    Success #3 - Stated Income Refinance

    Errol wanted to pull cashout from his rental property, stated income, low 530 fico score. More...

    He had some taxes that needed to be paid off before they racked up more penalties. He also wanted to consolidated debts that accumulated while he was hospitalized. Unfortunately no lender wanted to lend to him because he needed a stated income loan [he was self employed]. His bank statements reflected cash flow but his tax returns showed low after tax income, not sufficient for him to qualify for a loan with a bank or conventional lending institution. Also, His credit scores were low, in the 530's.

    Fortunately his rental property in Queens, NY had plenty of equity. The value was $400,000 and all he wanted was a $120,000 loan to payoff a small existing mortgage, pay taxes and consolidate debts.
